Both Nashville-market communities are in Williamson County, which is the actual reason families search here — the school districts. Mandolin at Stream Valley sits in Franklin, closer to the Cool Springs employment base and at the higher price band. Chapman's Retreat is in Spring Hill, smaller and further south.

Neither is a downtown-Nashville play. If walking to Broadway matters more than a school zone, look elsewhere; the commute from either is real.
